The purpose of the planning system is to protect amenity and the environment in the public interest. It is not designed to protect the interests of one person over another. Planning regulations have to cover many different situations and the provisions which affect the average householder are quite detailed. Policies can vary between different local councils.

Planning permission itself does not give anyone the right to do anything on someone else's land. If planning permission has been granted to your neighbour, for instance, you may still be able to take your own legal action to defend any private rights you or your property may have.

Many types of building works, changes of use and works to protected trees need planning approval. It is essential that we establish whether planning permission needs to be obtained before starting any building work, otherwise enforcement action may be taken.

Planning application service normally starts with initial discussion where we go through the big questions, what can be achieved, what cost, do we need planning permission etc. this element is free and ends with providing you with a detailed fixed price quotation for all the design elements.

After site survey we produce and share with you first draft of the proposed scheme that allows you to review and advise changes to edit the proposal.

Once the design is finalised, we produce existing and proposed plans and elevations, site layout, cross sections, schedules, outline specification and location plan. You may not require all of them which are dependent on the nature of the project and the details of the proposal. We obtain and complete the planning application forms on your behalf and liaise with your local authority to provide any further information or changes to drawings to ensure the best chance of planning application success, keeping you informed of any feedback following submission.

Even when planning permission is not required, we would normally apply for a ''lawful development certificate'' from the council with details of the work you want to carry out. This is a useful document to have when you sell the property in the future.
